September 2026 BNAR-linked report · directory updated October 9 · Publication date not stated · Checked October 24, 2026.
BNAR-linked Western New York report; the original labels its combined series Regional Board B and does not enumerate county boundaries here. Not a Buffalo city-only or Ontario series. Single-family properties, townhomes and condominiums combined. October 6 is the stated data cutoff and October 9 the directory update, not an independently established publication day. Regional figures are not a city valuation, Ontario benchmark or mortgage offer. Manual loan examples and dated national rate surveys remain separate. Original market source ↗
Keep Western New York on the right side of the border
This edition concerns Buffalo, New York and U.S.-dollar financing. BNAR's linked September report combines several home types in a regional series; it is not a Buffalo-only price measure. Its original labels matter when matching comparable evidence to the home. Niagara-area Ontario reports, Canadian-dollar prices and Canadian lending terms belong to a different comparison. The displayed regional observations provide context for investigation, while the purchase price and loan amount in your plan must come from your own transaction. Put this into my plan ↗Ask how a two-family purchase fits the whole file
The local administering organization's Buffalo assistance page includes one- and two-family properties among its stated property types, together with condition, primary-residence and financing requirements. That description does not establish that a particular building qualifies or that its rental income counts for the first mortgage. For a proposed two-family home, separate your personal housing payment from the second unit's operating costs and ask which documents the lender needs. A promising rental calculation cannot replace the program and property review. Published Buffalo homebuyer resource ↗
Put this into my plan ↗Put the assistance obligation on the moving timeline
The Buffalo program resource describes a deferred, forgivable loan or conditional grant and says sale or departure within five years requires full repayment. Treat that condition as part of the decision about how long you expect to stay. Request the actual assistance agreement and current funding confirmation before counting support as available cash. Compare a shorter stay as well as the intended hold; the calculator does not issue the assistance, reserve funds or establish that a future obligation has been forgiven. Put this into my plan ↗Check city limits and condition before assigning a benefit
A Buffalo mailing address is not proof that the home meets the city program's geographic requirement. The published resource also asks for generally good condition without major code violations or lead-paint hazards, alongside household and primary-financing requirements. Ask the administrator and lender to review the actual proposed purchase before using assistance in a contract budget. Do not assume a later repair allowance cures an ineligible property. Keep inspection findings, required pre-closing work and optional later improvements as separate decisions. City and property requirements ↗
Put this into my plan ↗Compare a SONYMA route as its own financing package
New York's SONYMA resource distinguishes mortgage programs, down-payment assistance, preparation and participating lenders. It says the agency does not take loan applications or service loans directly. Obtain the applicable program and assistance documents from the proper provider and compare the complete package with another written option. A state program name is not evidence that MITEY participates or that city assistance can automatically be added. Retain all balances and conditions rather than describing every form of assistance as free money. Official SONYMA programs and application routes ↗
Put this into my plan ↗Make points earn their place in the plan
Ask lenders to quote the same principal, term, occupancy and lock assumptions. Separate discount points, credits and other lender fees, then compare the entered costs over the time you expect to keep the loan. Run an earlier move to see whether more cash upfront still makes sense. A national survey can frame the conversation, but it is not the price of a Buffalo application. The comparison is a numerical illustration and does not calculate the lender's regulatory APR disclosure. Reading the written Loan Estimate ↗
Put this into my plan ↗Reserve cash for the first full year of the house
Before choosing the down payment, obtain the inspection and a practical first-year maintenance plan. Ask about the actual heating system, insulation, roof condition and service requirements rather than borrowing a seasonal budget from another property. Put supported recurring costs into the household plan and keep urgent repairs outside a smooth monthly average. Compare the cash retained after closing as carefully as the interest rate. Financing a purchase does not make every later building expense part of the mortgage payment.
Put this into my plan ↗Build the tax allowance from the actual property record
Use the city's Assessment & Taxation resource as a starting point for the parcel and responsible office. Request current billing information and ask how ownership, title or exemption changes affect the proposed purchase. A regional median price and the seller's tax treatment are insufficient to set your future bill. Reconcile the lender's escrow estimate with the closing documents and keep any separately payable amount in cash to close. The worksheet uses manual tax figures and does not apply a tax benefit for you. Buffalo Assessment & Taxation resource ↗
Put this into my plan ↗Let the association paperwork change a condo comparison
For a condominium or association-managed home, gather the budget, dues, master insurance, reserves and approved assessment notices. Compare what the association pays with what remains on your own policy and maintenance list. Give a known assessment its actual payment schedule so a low mortgage payment does not hide a later cash obligation. Ask the lender about project documents before assuming the unit's financing is settled. Regional combined-home statistics do not describe the finances or eligibility of an individual association.
Put this into my plan ↗Finance the repair sequence rather than one optimistic total
A contractor estimate, an inspection condition and a lender-required repair can have different deadlines. Establish who pays, whether work must precede funding and how later draws would be released. Model the supported timing and a delay case, then retain a contingency that is not already committed to the down payment. If city or state assistance is involved, ask which construction or condition restrictions apply. The construction planner does not approve a contractor, certify completion or interpret an assistance agreement.
Put this into my plan ↗Ask for every payoff before replacing the mortgage
For a refinance or sale, collect the first mortgage's actual payoff information and any city or state assistance note. Ask about repayment, subordination and release directly rather than inferring them from a modeled balance or an advertised refinance rate. Compare the new fees, repayment term and remaining debt over the same expected hold. A lower payment may result from extending the timeline. The tool can organize the comparison; it does not eliminate an earlier occupancy obligation or promise future refinancing.
Put this into my plan ↗Give MITEY a useful Buffalo starting point
Describe whether the question involves a first purchase, a two-family home, a condo, repairs or refinancing, together with the timing and decision you want to make. Use the optional enquiry and share calculator assumptions only through the separate choice. Provider relationships remain behind MITEY, and an introduction needs confirmed availability and your permission. Begin without identity documents, account details or a full street address. An enquiry starts a conversation; it is not a mortgage application, assistance award or guaranteed rate.
